As a potential new home owner you will want to take some time to plan out your new home construction. Start by interviewing architects and general contractors. How do you find construction professionals to interview? Ask around. Find other people who have recently built a new home in your area. Did the people who designed and built their home come in on time and in budget? Those are two very important points to consider. What about the quality of work that the contractor does. Keep in mind that a contractor is in business to make money. Contractors look for the least expensive ways to get the home built. This is why it pays to interview previous clients. The combination of an architect and a good contractor should be able to keep you informed of local building regulations and arrange for all inspections and certifications. Keep in mind that you are going to have a relationship with these people for at least a year assuming you are building a custom home – make sure you do your homework when choosing these two critical home professionals. Before you agree to a contractor’s bid to build your new home, make certain you review the terms of the contract. If need be, retain a lawyer who specializes in new home construction. Make sure to include language in your contract that spells out what happens in case of malfunctions or defects in the workmanship. Once your home construction is under way, make an ongoing appointment to meet with your general contractor to touch bases on what is going on. Ideally, your meetings will be boring. Is it organized, does chaos seem to reign? Also, talk with the sub contractors. What do they think of this contractor? Who else might they recommend to do the job? And once your house is built, insist on a home inspection prior to moving in. Use an independent home inspector, not an inspector hired by the contractor.
